PROJECT TYPE
At One Broadgate, London, JLL set out to create a truly smart-enabled workplace, one that would not only support immediate operational needs but provide a long-term foundation for innovation, adaptability, and performance.
Rather than delivering technology as a collection of systems, the ambition was to create a workplace that could be understood, optimised, and evolved over time.
Vanti was engaged as Master Systems Integrator to help define and deliver this vision, bringing together multiple disciplines into a single, integrated approach that prioritises experience, interoperability, and long-term value.
JLL’s objective was clear: to create a workplace where data is accessible, systems are interoperable, and future use cases can be deployed without restriction.
However, the reality of most projects presents a different picture.
At Broadgate, there was high risk due to the scale and complexity of the project, with more than ten different systems across base build, fit-out, and standalone technologies needing to work together.
The challenge was not deploying technology. It was ensuring everything could function as one connected environment.
Vanti was engaged as Master Systems Integrator during Stage 4, with a focus on ensuring that the project’s smart workplace ambitions could be realised through effective integration at delivery.
Rather than redefining the overall strategy, our role was to work closely with JLL, and the wider supply chain, to translate the project design into a coordinated integration deliverable.
This included:
This shifted the focus from individual system delivery to how the space would operate and be maintained as a connected environment.
A core principle guided the project throughout: Every technology decision must contribute to how the space operates and is maintained.
At the heart of the project is a unified Building Operating System, designed to bring together diverse systems into a single, accessible data layer.
This approach enables:
Integrated Systems Architecture
Over ten systems, including HVAC, lighting, security, AV, occupancy sensing, air quality, and a range of less traditional systems such as catering equipment, cold storage (fridges), ovens, vending machines, and irrigation systems, were integrated into a consistent architecture.
This breadth of integration highlights the complexity of modern environments, where operational systems extend far beyond traditional building services.
Open, Standardised Data
All devices publish telemetry data using open protocols, including MQTT and UDMI-aligned schemas, ensuring:
JLL retains full ownership of its workplace data, creating long-term flexibility.
Distributed, Resilient Infrastructure
A distributed architecture, with floor-level controllers and virtualised components, ensures:
Device and Data Standardisation
Using BDNS and DBO standards, all devices and data points were consistently named and structured, enabling:
Cybersecurity and Validation
All network-connected devices underwent rigorous pre-installation testing, including vulnerability assessment and validation in a controlled environment.
This ensured:
Flexible Integration Strategy
Rather than enforcing a single approach, Vanti adopted a pragmatic integration model:
All data was normalised into a consistent format, regardless of source.
A key part of Vanti’s role was coordinating across multiple stakeholders, while also providing deep technical support to ensure the integration architecture aligned with enterprise IT requirements and operational realities.
This included:
This ensured that integration was not an afterthought, but embedded throughout delivery.
However, the foundations are now in place for:
The workplace is not just connected.
It is designed to improve over time.
The challenge is not just installing technology.
It is creating environments that:
This requires:
We act as a strategic partner, helping clients:
Because buildings are not experienced as systems.
They are experienced as one.
Broadgate continues to evolve as use cases are deployed and the workplace begins to operate in practice.
This ongoing phase will unlock the full value of the Smart Core, enabling:
